Kelly is the Founder and Managing Partner of Arcole Partners, a senior housing investment platform he founded in 2025 to pair deep sector expertise with hands-on operating experience and a data-driven approach. Kelly brings more than 20 years of healthcare investment experience and over $6.4 billion of gross healthcare real estate and operating company transactions since 2005.

Prior to founding Arcole, Kelly was Senior Managing Director and Portfolio Manager at Artemis Real Estate Partners, where he oversaw $1.5 billion of investments across two dedicated healthcare funds. Before 2017, he was Managing Director at Formation Capital and he began his career at J.E. Robert Companies and in Accenture’s Strategy and Technology Practice.

Kelly earned a B.S. in Commerce from the McIntire School of Commerce at the University of Virginia, with concentrations in Finance and Information Technology. He is an annual guest lecturer in McIntire’s Real Estate Investment Analysis program and a former Chairman of the NIC Future Leaders Council.

Russell is a Senior Associate at Arcole Partners, where he focuses on seniors housing and healthcare acquisitions, underwriting, and asset management. He also supports Arcole’s data management using Python and SQL. Prior to Arcole, he was an Investment Associate at Lubert-Adler Partners in Atlanta, completing over $400 million of equity investments across multifamily, hospitality, and industrial. He started his career as an Investment Banking Analyst at Truist Securities in the Consumer & Retail Group.

He holds a Bachelor of Science in Business Administration, Finance concentration, from the Georgia Institute of Technology, where he graduated with Highest Honors.
